Instructions for Using the Landlord-Tenant Checklist
The Landlord-Tenant Checklist is a tool for documenting the condition of a rental unit at both move-in and move-out. It helps protect both the landlord and tenant by providing a clear record of any pre-existing damage, normal wear and tear, or new issues that arise during the tenancy.
Before moving in, the landlord and tenant should walk through the unit together, carefully inspecting each area listed on the form. Any existing damage or maintenance concerns should be noted in the “Move-In Condition” column. Once completed, both parties should sign the checklist to confirm agreement on the unit’s initial condition.
During the tenancy, tenants may use this form to track maintenance issues, and landlords can reference it to ensure the unit is being properly maintained.
At move-out, both parties should conduct a final walkthrough, comparing the unit’s condition to the move-in notes. Any changes should be recorded in the “Move-Out Condition” column, identifying any damage beyond normal wear and tear. Once the review is complete, both the landlord and tenant should sign and date the form to acknowledge the final inspection.
Important Notes:
- This checklist is for documentation purposes only; it does not require the landlord to make repairs.
- If security deposit deductions are necessary, the form can serve as supporting evidence.
- Both the landlord and tenant should keep a copy of the completed checklist for their records.
By following these steps, both parties can ensure a fair and transparent rental experience.
